A leaseback is a deal where you sell something — often a building or a machine — but you keep using it and pay rent to the new owner. Companies do this to get money now without moving out. People also say sale and leaseback. This is business and law English, quite formal. You will see it in news about companies, not in talk about renting a student flat. Though actually, what you sold can be land, a factory, or equipment; the idea is the same: sell, then rent it back.
