A landowner is a person who owns land. People use it especially when the land is a large piece — fields, a farm, woods — not usually for someone who only owns the small lot under a city house, though actually that person owns land too; landowner just sounds a bit large and old-fashioned for them. In history, “the landowners” are often a group: the families who held the countryside and had money and a say in things because of it. The word is calm and a little formal. If the land is already clear in the sentence, people often just say “the owner.”
